SettsPlus

SettsPlus is the industry standard Settlement software package for Conveyancers in Western Australia. SettsPlus is a tool for Conveyancers and Solicitors to provide Settlement services to their clients.

 
 


1.5 - Fees & Duties and Disbursements



Fees & Duties

The top line is the Scale of Settlement Fees Ex-GST amount, not including GST. This remains as is.

You can adjust the Settlement Fee for clients, by either typing over the top amount, e.g. $600.00 will bring up the amount, plus GST of $60.00 to total the fee at $660.00. Or enter the total fee in the bottom area, e.g. $600.00 which now bring up the Fee of $545.45 plus the GST of $54.55 to total the $600.00.

You have the option of ticking to Hide the Settlement Fee Discount amount.

The Real Estate Agents Commission is then entered. There is a shortcut if the GST has not been shown, by entering the total including GST in the top panel, then changing the G to I in the next panel and pressing the TAB key. The Advertising is entered in the next panel.

The Registration Fee for the Transfer and Stamp Duty amounts have been automatically generated from information in the prior Contract Details screen.

If when your initial documents are returned you find that the Buyer is a First Home Buyer, then “Ticking” the box in this screen will automatically alter the Duty Rate.

If there is a Nominee, tick the box beside the Nominee Charge.

If you require Stamp Duty from the Buyer prior to Settlement tick the Ask for Stamp Duty box, if you lodge ROL ticking this box would not normally be required.

If the Stamp Duty has been received, enter the amount in this field to show the funds received on the clients statement.

The “DLI Enquiry Processing Fee” is amended after completing the EAS.

Other parts of this screen will be updated at a later stage.


Sellers and Buyers Disbursements

The initial Estimates of Charges can be amended to suit your business. Go to “Administration”, “Rates Library” then “Defaults” amend as required.

The amounts charged can be amended manually, i.e., if you need to do more searches for encumbrances than usual.

When you manually adjust the Charges for Searches, Postage, etc., the amounts including GST on the “Disbursements Total” at the bottom of the screen will change.

You must then update these amounts into the “Petties & Searches Summary” (including the GST) at the top of the screen. The Tax Invoice will not generate unless this update is completed.

For the Buyer, the “Charge WAPC Clause 42” needs the “tick” removed if you do not complete this search.

Occasionally you may not wish to charge Enquiry Fees, if this is the case untick the item.

Your have now entered all the details for opening a New File. Print the Fileinfo sheet and the Workflow sheet.
