SettsPlus

SettsPlus is the industry standard Settlement software package for Conveyancers in Western Australia. SettsPlus is a tool for Conveyancers and Solicitors to provide Settlement services to their clients.

 
 


2.5 - Water Rates, Regional Rates, Water Consumption and Land Tax


Water Rates Untick any Held in Trust. Enter the Start and End Dates for the rates, then the service charges and amount due. If there are arrears, add them to the Amount Due. The arrears will then show, in this area. Penalty Interest is added here. If there are arrears and Penalty Interest, add both amounts to the Service Charges for the Amount due, here. The Arrears and Penalty Interest from this area will now show separately on the clients Statement.

Sellers Agents can Credit the Buyer the Sellers share by ticking this box. Sellers Agents can also nominate the Buyers Agent to pay by ticking this box.

Changing the “Adjustment Date” in the “Contract Details” screen will automatically adjust the clients proportion of rates in this screen. As with the Shire Rates, if the Adjustment Date changes, the Penalty Interest would need to be recalculated by you.

Common Error if an incorrect date is entered, the message will not go away and will not allow you to amend the Rates screen. Press the ESC button, then highlight the two dates and press the delete button. Re-enter correct dates.

Regional Water Rates as per Water Corporation.

When the Water Consumption Notice is received, “Untick” the “Money Held in Trust”. Enter the “Special Reading Period” dates. Then enter the amount of Water Consumption (Add any arrears in the Water Rates screen). Enter the “Daily Usage Cost”.

Changing the “Adjustment Date” in the “Contract Details” screen will automatically adjust the Clients proportion of rates in this screen.

There is the option to “Tick” “Buyer’s Agent to Pay”. The Statement from the Sellers Settlement Agent to the Buyers Settlement Agent will credit them the Water Consumption.

Land Tax for subdivisions, add the Taxable value, the taxable area prior to subdivision, then then area of the subdivided lot. Enter the $s for the Land Tax and MRI. Enter any Arrears due, then the amount due. As in the previous screen, there is the option to Credit the Sellers share and for the Buyers Agent to pay.

Changing the “Adjustment Date” in the “Contract Details” screen will automatically adjust the Clients proportion of rates in this screen.

If the Land Tax is not adjustable, but the Seller owes an outstanding amount for Land Tax, enter the amount here.
