2.1 - Finance Approved and All Conditions Met

When the finance approval is received and all Special Conditions have been met, make sure you untick the Special Conditions and untick the subject to finance, enter the funds available or handing over full Funds – these two areas can affect your statements if there are any changes in the funding prior to settlement.

In the Lenders Code, press F1 and select the Bank (if not already entered). Enter in the Banks Reference number in the Lenders Ref screen, this number will now come up in your letters to the Bank. Enter the date of the finance approval.

If the Subject Sale is now unconditional, untick the Subject to Sale box. Enter any additional contract details, i.e., other File number and whether Full or Part proceeds or collected by Mortgagee. The same file and dollar details need to be entered in the second file.

On the left of the screen in the Current File Details, check that the File is now Unconditional. You can proceed to book settlement and settle the file, but if the File is not showing as Unconditional, the details will not come through correctly in your Reports.
